Cancellation & Refund Policy
How Guest-initiated cancellations, Host-initiated cancellations, and unexpected disruptions are handled on Book Oside Direct.
1. Default cancellation schedule
Unless a specific Listing displays a stricter or more flexible cancellation policy at checkout, the following default applies to Guest-initiated cancellations:
- More than 30 days before check-in: full refund of the nightly subtotal, cleaning fee, and taxes.
- 14–30 days before check-in: 50% refund of the nightly subtotal and cleaning fee. Taxes on the refunded portion are returned.
- Less than 14 days before check-in: non-refundable, except for the first night which is retained by the Host and the balance released only if the dates are rebooked.
- After check-in: non-refundable, unless a habitability issue is confirmed under Section 4.
2. Fees
- The Company's 7% service fee is refundable only when the Booking is refunded in full under this Policy.
- The damage protection fee is refundable only when the Booking is refunded in full under this Policy.
- The City of Oceanside TOT is refunded whenever the underlying nightly amount is refunded.
3. Host-initiated cancellations
Hosts may cancel only in limited circumstances (e.g., loss of habitability, safety concerns, or documented emergencies). In those cases, Guests receive a full refund and, where possible, assistance rebooking a comparable Property. Repeated or discretionary Host-initiated cancellations may result in service fees to the Host, calendar blocks equivalent to the cancelled dates, or removal from the Platform.
4. Habitability and quality issues
If a Property is unsafe, unsanitary, or materially inconsistent with its Listing at check-in, the Guest must:
- Notify the Host immediately and give a reasonable opportunity to remedy the issue.
- If unresolved within 4 hours, contact Book Oside Direct support at support@bookoside.com with a written description and photo/video documentation.
Verified habitability issues may result in a partial refund, a full refund, or relocation to a comparable Property, at the Company's reasonable discretion.
5. Extenuating circumstances
The Company may override the default schedule for events outside a Guest's or Host's control, including declared natural disasters, wildfires with mandatory evacuation orders affecting the Property or the Guest's origin, government travel restrictions, and other force majeure events. Documentation may be required.
6. Changes to a Booking
Date changes are treated as a cancellation of the original Booking and a new reservation, subject to Host approval and availability. Rate differences apply.
7. Refund processing
Approved refunds are returned to the original payment method. Processing typically takes 5–10 business days depending on the card issuer or bank.
8. Chargebacks
Guests are asked to work with Book Oside Direct support before initiating a chargeback. Chargebacks filed while a claim is under review may delay resolution and can result in account suspension.
