Damage Protection Policy
A limited program that helps offset accidental Guest-caused damage. It is not insurance sold to the Guest and is not a substitute for a Host's own insurance.
1. Overview
Every Book Oside Direct Booking includes a flat damage protection fee charged to the Guest at checkout. The fee funds a limited Company program (the “Program”) that helps reimburse Hosts for eligible accidental damage caused by a Guest during a stay. The Program is not an insurance policy sold to the Guest, and the Company is not the Guest's insurer.
2. Standard coverage limit
The default per-Booking coverage limit is US $1,500, subject to the exclusions and process below. The Company may adjust the limit prospectively; the limit in effect at the time of a Booking applies to that Booking.
3. What is covered
- Accidental physical damage to the Property or its furnishings caused by the Guest or the Guest's invitees during the reserved stay.
- Reasonable, documented repair or replacement costs (excluding upgrades).
- Reasonable additional cleaning required as a direct result of the covered damage.
4. What is not covered
- Intentional damage, vandalism, theft, or acts constituting a crime.
- Damage from gross negligence, rule violations (e.g., unauthorized parties or occupancy), or illegal activity.
- Normal wear and tear.
- Pre-existing damage.
- Damage to items not listed or reasonably present in the Property.
- Loss of rental income, consequential damages, personal injury, or third-party property.
- Damage caused after the reserved stay has ended.
5. Host responsibilities
The Program supplements — it does not replace — the Host's own insurance. Hosts must maintain appropriate short-term rental or commercial coverage, including liability. Hosts must also:
- Maintain accurate photos and an inventory of high-value items.
- Inspect the Property within 72 hours of Guest departure.
- Take reasonable steps to mitigate loss.
6. Claim process
- Notify: Submit a claim through the Host dashboard within 72 hours of Guest check-out.
- Document: Provide dated photos or video of the damage, an itemized cost estimate, and receipts once repair or replacement occurs.
- Cooperate: Respond to Company follow-ups and, where appropriate, allow contact with the Guest to attempt resolution.
- Decision: The Company will review the claim, apply this Policy, and communicate a decision, typically within 15 business days of receiving complete documentation.
7. Guest liability
Nothing in this Policy limits the Guest's obligation to pay for damage they cause. If damage is not covered by the Program, or exceeds the coverage limit, the Company may charge the Guest's payment method for the shortfall and/or the Host may pursue the Guest directly.
8. Recovery and subrogation
Where the Company pays a claim, it may seek reimbursement from the Guest or another responsible party and, to the extent of the payment, stands in the Host's shoes for that purpose.
9. Interpretation and changes
The Company administers the Program and interprets this Policy in good faith. Policy updates apply prospectively. Existing Bookings are governed by the version in effect when they were made.
